What is the AI Assistant?
The AI Assistant is a planning analysis and document generation capability built directly into LandInsight. It does not just retrieve data; it interprets the data against UK planning policy, establishing the correct authority, checking plan health, weighting emerging plans, and assessing spatial constraints.
When to Use the AI Assistant
Whether you are conducting early-stage site triage, preparing for a pre-application meeting, or building an investor summary, the Assistant generates a structured, site-specific document in minutes.
How to use it
The AI Assistant is accessed from the Assessor panel and allows you to generate and dynamically refine documents.
Save your site: Select a property on the map and hit Save to activate the AI Assistant panel.
Describe your intent: In the prompt box, describe your development goal or question in plain English (e.g., "Full risk assessment for a residential scheme").
Verify the output: As the AI generates your document, you can click on interactive live citations. These links take you directly to the official planning policy record or underlying data source, drastically cutting down the time needed to double-check facts.
Refine with the Interactive Editor: Click Edit at the top of the document to open full-document mode. If you need to make changes or add information, you do not need to regenerate the whole file. Simply type a new prompt into the text box (e.g., "Add a list of planning applications for this location"), and the AI will dynamically insert the new text block directly into the document.
Save or Export: Hit Save to permanently store the document against your site, or download it immediately as a PDF or Word document.
Retrieve the file under your saved site under the Management folder.
What data the AI Assistant draws on
The AI Assistant evaluates your development intent against three core layers:
Spatial Constraints: Flood risk (including climate-adjusted projections), Tree Preservation Orders, coal mining legacy, heritage designations, ecology, and agricultural land classifications.
Policy & Designations: Governing local plans, emerging plan status, SHLAA assessments, CIL charging schedules, and settlement boundaries.
Planning Logic: NPPF paragraph 11(d) tilted balance assessments, presumption in favour, and Article 4 directions.`
LandTech Tip: The quality of the AI's output is directly related to how well you describe what you want to build. A clear, highly specific brief produces a strong output; a vague one produces a vague one. Always state your specific development intent clearly
What the AI Assistant cannot do (Yet)
The AI Assistant is a powerful starting point, but it does not replace professional planning judgment. Please note the following current limitations:
The Following Data Sets: The items are: Emerging Plan Non-Spatial Policies, Spatial Development Areas (x2), Neighbourhood Plans, CIL (Community Infrastructure Levy), Planning Application Decisions & Docs, Title Register Details, Scotland Availability, Wales Integration.
Surveys: The AI will flag when a specialist survey is needed (like an arboricultural survey or coal mining risk assessment), but it cannot perform them.
Pricing: The AI Assistant does not provide comparable market pricing. For financial and commercial appraisals, use the LandFund Appraisal Tool.
