What is the Assessor?
The Assessor is the panel that opens on the right-hand side of your screen when you click on a parcel of land. It is split into two distinct sections.
The Assessment panel is where you review all the data LandInsight holds on a site. This is where you will find Insights, along with specific data tabs like Planning History, Policies, and Environmental. The data shown here mirrors what is available as map layers in the Explorer, presented in a structured, tabbed format even if a layer is not currently toggled on.
The Management panel becomes available once you have saved a site. This is where you manage everything related to that site in your pipeline, including its details, files, reports, letters, and activity log.
The Assessment panel
The Assessment panel organises site data into the following tabs.
Insights
Your at-a-glance summary of key site data, presented as customisable cards. Insights sits within the Details tab of the Assessment panel and gives you a fast read of the most important indicators for a site before diving into the full datasets.

Ownership
Displays ownership information for the site, including title references, tenure type, registered owner details, address, and all intersecting title owners.
You can purchase the Title Register and Title Plan directly from this tab via Land Registry. The Title Register is the official legal record of ownership, tenure, rights, and charges. The Title Plan is the official mapped document showing the general boundaries of a registered property.
Planning History
A full record of planning applications on and near the site, including application type, status, and date. Toggle between On Site (default) and Nearby views. The Nearby buffer defaults to 100m and can be adjusted up to 2km.
This tab also includes the AI Planning History Summary, an automatically generated overview that groups applications by type, prioritises major decisions, and summarises recent outcomes. See the Fact Sheet: AI Planning History Summary Explained for more detail.
Policies
Covers the planning policy context for the site, including local planning authority data, policy constraints (such as heritage, greenbelt, and protected areas), regeneration zones, grey belt favourability, adopted roads, and road and traffic count data.
Environmental
Covers environmental constraints including flood zones, flood risk, agricultural land classification, protected habitats, biodiversity improvement areas, BNG spatial risk multipliers, and other protected area designations.
Comps & Local
Provides local market context including nearby comparable properties (on site and in the surrounding area), demographic data, connectivity scores, and local sales and rental values.
Hometrack data is also shown here for users with the Hometrack add-on, including estimated and last-known property values, rental values, transaction history, and property attributes such as bedrooms, bathrooms, year built, floor area, and EPC rating.
Power & Utilities
Shows proximity to power infrastructure including substations, power towers, overhead lines, underground cables, and DNO (Distribution Network Operator) boundaries. Useful for early-stage utilities feasibility.
💡 LandTech Tip: Use Insights for your initial sense-check, then use the tabs to validate your assumptions before progressing a site further. Each Insight card links directly to the relevant tab so you can go deep quickly.
The Management panel
The Management panel is only available for saved sites. If you click into it before saving a site, you will be prompted to save first. It contains the following tabs.
Summary
Displays your saved site details and lets you manage how the site is set up in your pipeline. From here you can edit the site boundary, add a title, assign the site to a pipeline stage in Saved Sites, write a description, and apply labels. You can also assign the site to a team member.
Files
A central place to store all files associated with the site. Includes documents you have uploaded yourself and any reports or documents purchased through the platform.
Reports
A hub for discovering, purchasing, and generating on-demand reports for the site. Available reports include:

Letters
Create and manage landowner letters directly from a saved site. View all correspondence associated with the site in one place.
Activity
A log of all actions and comments on the site. On shared sites, you can see activity from all collaborators. Starter and Pro users can view their own activity only. Site sharing and collaborative activity requires an Unlimited plan.
Plan availability
Starter plan users have access to a limited Assessor view. In the Assessment panel, Starter users can access a summary view and comparables. Full tab access, including Planning History, Policies, Environmental, Power & Utilities, and Hometrack data, requires a Pro or Unlimited plan.
