What is the AI Planning History Summary?

The AI Planning History Summary is an automatically generated overview of a site's planning applications. Rather than scrolling through a full list of application records, you get a fast, readable summary that highlights the most relevant decisions, saving time and reducing noise during your initial site assessment.

It is available in the Planning History tab within the Assessor.


How does it work?

The summary is generated using GPT-4o. The AI reviews the site's planning history and does the following:

  • Groups applications by type (residential, commercial, or other)

  • Prioritises major applications so significant decisions are surfaced first

  • Summarises recent decisions to give you an up-to-date read of the site's planning position

  • Reduces noise by de-prioritising less relevant applications, such as minor works or tree applications, keeping the summary focused on what matters most for development viability


What does the summary include?

The summary gives you a concise narrative overview of the site's planning history, covering:

  • The types of applications that have been submitted

  • The outcome of major decisions (approved, refused, pending, or withdrawn)

  • Any notable appeal outcomes

  • A general read of the site's planning track record


How to find it

  • Click on a site on the map to open the Assessor

  • Select the Planning History tab

  • The AI Planning History Summary appears at the top of the tab, above the full application list


How to use the summary correctly

The AI Planning History Summary is designed to support your assessment, not replace it. Please keep the following in mind:

Use it as a guide. The summary provides a fast snapshot and should not be treated as a definitive planning assessment or legal record.

Always verify key decisions. For sites you intend to progress, review the underlying planning applications directly in the Planning History tab and on the local authority's planning portal.

AI limitations apply. Like all AI-generated outputs, the summary reflects the data available and may not capture every nuance of complex planning histories. Use your professional judgement alongside it.

Plan availability

The AI Planning History Summary is available on Pro and Unlimited plans. Starter users can view basic planning history in Insights but do not have access to the AI-generated summary.
