What is the RenKap Site Survey Marketplace?

The RenKap Site Survey Marketplace helps you identify which technical surveys your site is likely to need, and connects you with vetted suppliers to commission them.

RenKap pulls site data directly from LandInsight to generate a tailored list of recommended surveys based on your site's characteristics and constraints.

For each survey, you receive a minimum of three instant quotes from RenKap's pre-vetted network of surveyors, so you can compare on a like-for-like basis and instruct directly without sourcing suppliers yourself. All surveys, reports, and identified risks are then organised in one place on the RenKap dashboard.

Access to the RenKap marketplace is free of charge for all LandInsight users.


How to access it

  • Select a site to open the Assessor on the right of your screen

  • Save your site to your preferred pipeline stage

  • Click the Management panel

  • Click the Reports tab

  • Select Survey Marketplace


The 13 available surveys

Archaeology Survey An assessment of a site to identify and evaluate any archaeological resources that may be present, including prehistoric artefacts, historic structures, and buried features. Required before development to comply with national and local laws protecting archaeological heritage.

Asbestos Survey An inspection to identify the presence, location, and condition of asbestos-containing materials on a site. Required before any demolition or significant refurbishment work, and a legal obligation under health and safety legislation.

Ecology Survey (Preliminary Ecological Appraisal) A desktop and field assessment to identify habitats and species of potential ecological interest on a site. Often required as part of a planning application to demonstrate that ecological impacts have been considered and mitigated.

Flood Risk Assessment An assessment of a site's vulnerability to flooding from rivers, the sea, surface water, groundwater, and other sources. Required by planning policy for sites in flood risk zones or above a certain size threshold.

Geotechnical Survey An investigation of the ground conditions beneath a site, including soil type, bearing capacity, and stability. Informs foundation design and identifies any underground constraints or risks before construction begins.

Land Contamination Survey An assessment to identify whether a site has been affected by contamination from previous land uses, such as industrial activity. Required for most brownfield sites and for any development that could expose people to contaminated land.

Legal Head of Title A legal review of the title deeds and ownership documents for a site to identify any restrictions, covenants, easements, or other encumbrances that could affect development. Helps surface legal constraints before significant resource is committed to a site.

Preliminary Planning Appraisal A high-level review of a site's planning prospects, covering relevant policies, constraints, and the likelihood of securing permission for a proposed use. Useful for sense-checking viability before commissioning a full planning application.

Residential Noise Survey An assessment of the noise environment at a site to determine whether levels are acceptable for residential use, and what mitigation may be required. Typically required by planning authorities for sites near roads, railways, or industrial uses.

Topographical Survey A detailed survey of the physical features of a site, including ground levels, boundaries, structures, and existing infrastructure. Provides the base information architects and engineers need to begin design work.

Tree Survey An assessment of the trees on or adjacent to a site, covering species, condition, and any Tree Preservation Orders. Required when development could affect trees, and informs both planning applications and design.

Utility Survey An on-site investigation to locate, map, and verify the position of buried utility services. Complements the desktop data provided by network operators and is particularly important before any ground-breaking work.

UXO Survey (Unexploded Ordnance) A risk assessment and, where necessary, physical investigation to identify the presence of unexploded ordnance from historical military activity. Required for sites in areas with a known or suspected UXO risk, particularly from World War II bombing.


Using survey recommendations to compare sites

The number and type of surveys recommended by RenKap can serve as an early indicator of a site's technical complexity. A site that triggers multiple high-risk or specialist surveys may require more resource to de-risk than one with a simpler profile, which is useful context when comparing shortlisted opportunities before committing to further due diligence.
