Fact Sheet: Atkins Utilities Report Explained

A full breakdown of the Atkins Utilities Report, covering what it includes, how to order one, and what to expect.

Updated this week

What is the Atkins Utilities Report?

The Atkins Utilities Report is a comprehensive, site-specific utilities survey delivered in two formats: a PDF report compiled from responses from individual network operators, and an interactive map overlay within LandInsight showing utility lines and associated data for your site.

Rather than contacting each utility provider individually (a process that can take weeks and involves many different operators), Atkins acts as a single point of contact, collating responses across all relevant networks and returning everything in one structured report.

This is an add-on product, purchased on a per-site basis.

What the report covers

The report provides data across the following utility types:

  • Gas (including attributes such as high pressure or low pressure)

  • Electricity (including attributes such as high voltage or low voltage)

  • Water

  • Sewerage (water and sewerage asset owners include direction of flow in PDF plans, though this is not shown as map data)

  • Telecoms

What is included in the data:

  • Utility lines overlaid on the map

  • Status for each utility: affected, not affected, or no response received

  • Names of specific network operators (for example: Eastern Electricity)

  • Line attributes (for example: high voltage, high pressure)

  • Communications between network operators where relevant

  • Asset depths are sometimes included in reports but are not shown consistently as map data and should be treated as indicative

How to order a report

  • Select a site to open the Assessor on the right of your screen

  • Save your site to your preferred pipeline stage

  • Click the Management panel

  • Click the Reports tab

  • Select Utilities Report

  • Set a buffer around your site (fixed at 50m for the initial version)

  • Confirm your order

Once ordered, LandTech sends your site polygon to Atkins, who request data from all relevant network operators. Operators respond directly to Atkins, who compile the responses into your report and convert affected utilities data into map overlay format.

πŸ’‘ LandTech Tip: Utilities constraints can significantly affect long-term development costs. Running a Utilities Report at the shortlisting stage can surface infrastructure issues before you commit further time and resources to a site.

What you receive

Within 10 working days of ordering, you will receive:

  • A PDF report with a LandTech-branded summary and direct responses from each network operator, emailed to you by LandTech

  • A map overlay within LandInsight, added to the Power and Utilities layer, showing utility lines and data for your site

The map overlay is only visible when you have a saved site selected. The data is site-specific and does not appear across the general map.

In rare cases, a small number of operators (typically smaller ones with more manual processes) may submit additional information after the 10-day window. This is uncommon but does happen.

In very rare cases, Atkins may not be able to provide a report if the site falls within a military-sensitive zone. You will be notified during the ordering process if this applies to your site.

Site size limit

Reports cover sites up to 20 hectares. If your site boundary exceeds this limit, an error message will appear during the ordering process.

Pricing

The Utilities Report is purchased on a per-site basis as an add-on.

Plan availability

The Utilities Report is available to all LandInsight users as a paid add-on, regardless of plan tier.
