A full breakdown of the Ownership Search tool, Ultimate Owner, and Company Trees features, covering what they do, how to use them, and what each filter means.


What is the Ownership Search tool?

The Ownership Search tool lets you find land and property by who owns it. If you know a specific owner you want to investigate, such as a supermarket chain, a housing association, or a local authority, you can search by name and view their full portfolio on the map.

Unlike the Site Sourcing Tool, which starts from site characteristics and works outward to find matching land, the Ownership Search starts from an owner and works outward to find their holdings.


How to access it

  • Open The Explorer on the left of your screen

  • Select Ownership Search

  • Type the name of the owner or organisation you are looking for


Filters

Proprietorship

Filter by the type of entity that owns the land. Useful when you are looking for a specific class of owner rather than a named individual or organisation.

Include child companies

Toggle this on to include land owned by subsidiaries within the same corporate group as the entity you are searching for. This is useful when a parent company holds land through multiple subsidiary entities.

Parcel area

Filter by the size of the land parcel, in either metric or imperial units. Set a minimum and/or maximum to narrow results to sites of a workable scale.

Last ownership change

Filter by when the ownership of a site was last registered as having changed hands. Useful for identifying parcels that have been held for a long time or that recently changed owner.

Leasehold start / end

Filter by the start or end date of a leasehold interest. Useful when looking for sites where a lease is approaching expiry, which can signal that an owner is considering their options.


Saving results

Individual parcels found via Ownership Search can be saved directly to your pipeline from the results panel. Click the site and select Save site to add it to your saved sites.


Ultimate Owner and Company Trees

The freeholder of a property may not always have the authority to make decisions about selling it, as they might be controlled by a parent company. The Ultimate Owner feature helps you identify who has significant control of a site and provides the contact address for the true decision-maker.

Understanding the ultimate owner is particularly useful for:

Portfolio assessment Assess how many properties a person or organisation owns to help negotiate better, verify their legitimacy, and keep an eye on competitors.

Distressed vendor identification If a company is experiencing financial difficulty, they could quickly become a motivated seller. By finding all associated companies, you can track their properties and those of their subsidiaries to identify off-market opportunities before they reach the open market.


How to find the Ultimate Owner of a site

  1. Click on any site on the map to open The Assessor on the right of your screen.

  2. Ownership details will appear in the Details tab

  3. Click on the ownership name, highlighted in blue

  4. This will reveal the freeholder's contact details and the Ultimate Owner where available


How to generate a company tree

A company tree is a visual representation of all the child companies owned by an ultimate owner. The data is derived from the Companies House database.

  1. Open The Explorer and select Ownership Search

  2. Type the name of the company for which you want to build the tree

  3. In the results, locate the company and click the company tree icon beside it

  4. Press the sideways arrows to expand the tree and reveal its child companies


Understanding the numbers in brackets

When viewing a company name in the tree, you will see two numbers in brackets next to it:

  • The number on the left represents the number of titles registered directly against that specific company

  • The number on the right includes titles registered against that company plus all child companies (subsidiaries) below it in the tree

Both numbers represent titles held nationwide, not just within the search area currently visible on your map.

πŸ’‘ LandTech Tip: Click the magnifying glass icon next to any company name in the tree to trigger a search for properties owned by that specific company. This search is limited to the area currently visible on your map, so zoom out if you want to cover a wider area.


Plan availability

The number of ownership lookups you can perform is limited by your plan. Ownership lookups refer to the number of times you can view the ownership details of a site.

The Ultimate Owner and Company Tree features, including the ability to export ultimate owner details to a CSV, are available on the Unlimited plan only.
