How do demographics help property developers?

  • Identify demand in an area: See population change, age distribution, and household size to understand potential need for new homes within an area of interest

  • Target suitable areas: Find areas suitable for specific types of planned development, such as affordable housing, family homes or others

  • Refine consultations: In future use demographics to tailor messaging and reach specific demographics when going consulting on potential new developments as part of the planning process

How do I visualise demographics on the map?

You now have access to a big range of attributes we think you'll find beneficial to help you target only the most opportune areas.

Demographics is shown using output areas. These are the areas we use to group together insights about the people that live in a given location.

As you zoom in these will be smaller and be more specific, and as you zoom out they will get larger and less specific.

By default the map will show the boundaries of these output areas, by you can update the visualisation to display based upon selected attributes. These include;

  • Age

  • Income

  • Population density

  • And so on

This is great to learn more about how one area relates to another. It also helps you take away images that may support you making the case for the development to others.

How do I know how the area I am interested in compares to other areas?

When selecting an output area we'll show you how this output area compares to one larger than it. If you are selecting a region, we'll show you how this compares to nationally and so forth.

Where does demographics data come from?

We’ve sourced demographics from the 2021 Census and other data available through the ONS and selected other sources. Access the ONS website.

The census is undertaken by the Office for National Statistics every 10 years and gives us a picture of all the people and households in England and Wales.

The census asks questions about you, your household and your home. In doing so, it helps to build a detailed snapshot of our society. Information from the census helps the government and local authorities to plan and fund local services, such as education, doctors' surgeries and roads.
