What problem does Hometrack help solve?
The standard sales data available within LandInsight is sourced from HMLR, whom are the body responsible for registering all property transactions across the UK.
This is a great set of insights, but there are some shortcomings:
This standard sales data has a delay. When looking at HMLR's recent numbers, up to 30% of transactions aren't included within their data after a 3 month period - many of these can continue to be outstanding after a year
HMLR don't publish rental data. If you operate within the build to rent market and want to understand what properties are renting for within the area, then you would be out of luck
What are the main insights I can access?
With Hometrack, you'll have access to data that helps you understand:
The estimated value of the property at todays values, known as it's Indexed Current Value - which is what Hometrack believe it to be worth today
The last known value, which represents the last asking price, sold price, or valuation
Specific insights into a properties rental value, with last known rental value and and estimated rental value both helping you make smarter decisions when forecasting potential rents
All essential property details, including listing photos, floor plans, EPC details and more
Whether the property is on the market, and it's current status if so (eg. new listing)
A regular update frequency

How do I use Hometrack once I have it?
Open up the explorer (Left hand side)
Scroll down to the comparables layer and toggle it on
Switch to the Hometrack view
Configure the filters to suit your needs (example: last 2 years, Indexed Current Value only, flats only)
Check out the prices shown on the map, and select any of interest
Browse the properties key details
It's last sold value (inc. via valuation data)
Indexed current value
Listing pictures
Floor plans
Rental potential
Transaction history
And much much more
