Understanding Commercial Comparables

Exciting news! Commercial Comparables is here. If you've got lots of questions, don't worry. We're here to answer them.

What are Commercial Comparables?

To put it simply, sale prices of Commercial properties.

Why are Commercial Comparables helpful?

Great question. There are two reasons that you'll likely want to pay attention to Commercial Comparables.

Firstly, you'll get an estimate of how much you should pay for a Commercial property in a specific area.

Secondly, you'll have a better understanding of how much you can sell a Commercial property for if you add value to the land.

What Commercial Comparables data do we have?

We've sourced our sale price data directly from the Land Registry, and it goes back as far as 1995. The data is refreshed every month so you'll always get the most up to date information on LandInsight.

What do we class as 'Commercial' and what do we class as 'Other'?

Ah, good spot. In the advanced filters panel in our Comparables layer, we also have a filter labeled 'Other'. To put it simply, properties are included in 'Other' when we don't have enough data to categorise them. That means they may be:

  • Commercial

  • Flat

  • Terraced

  • Detached

  • Semi-Detached

  • Land

We're always looking to improve our product, so if and when more data becomes available for these properties, we'll remove them from 'Other' and place them into the appropriate category.

How do you access Commercial Comparables?

Ok, that's easy.

  1. Head to the Comparables layer

  2. Click 'filters', then click 'additional filters'

  3. Tick the 'Commercial' box

  4. Commercial Comparables data will automatically appear in your map view
