How to use Quick Insights

Everything you need to know about Quick Insights on LandInsight.

What is Quick Insights?

A new feature in LandInsight that delivers high-level, high-impact site assessments in seconds - helping users quickly decide if a site is worth pursuing

How to find Quick Insights?

Simply click any site on the map and Quick Insights will automatically appear in the Details tab of your Assessment panel (that's the panel on the right of your screen!)

What Insights are included?

All users (Starter, Pro & Unlimited)

  • Plot size: We’ve moved the area and perimeter fields from the Ownership card into a standalone insight so that the location of the data is persistent both before and after saving a site.

  • Properties on site: A consolidated version of our legacy Property Information card - includes the number of properties on-site, their EPC ratings, use class breakdowns, heights and more.

  • Recent applications: Displays the number and details of planning applications submitted on-site in the last 5 years, with a breakdown by classification and status.

  • Protected land: Indicates whether the site falls within Green Belt, AONB, or Common Land - and shows the percentage of site coverage if applicable.

  • Nearby listed buildings: Instantly flags listed buildings located on the site or within close proximity.

Unlimited only:

  • Slope: Measures how flat the site is - vital for understanding development complexity and potential costs.

  • Aspect: Identifies the site's dominant orientation - useful for solar design and early scheme planning.

  • Presumption in favour: Identifies whether the tilted balance (NPPF paragraph 11d) is likely to apply - an invaluable early planning insight. Includes links to the adopted and emerging plans, as well as current housing land supply and housing delivery test status.

  • LPA approval rate: Based on the last 5 years of local authority decisions - this insight compares favourability against other LPAs in the region. Includes approval and appeal rates, as well as decision times for both minor (<10 units) and major applications.

  • Green & Grey Belt: A deep dive into whether a site within the Green Belt might qualify as a 'grey belt' opportunity. Assessed across NPPF purposes and key sustainability indicators such as connectivity and agricultural land grading.

  • Flooding: Split into Flood Zone and Flood Risk (from seas & rivers), this insight provides granular detail on the proportion of the site within each zone and risk category, including area and percentage breakdowns.

  • Surface water flooding: Calculates risk from surface water, broken down by severity, affected area and coverage.

  • Connectivity score: A proprietary 0-10 score that reflects proximity to transport hubs and accessibility to local services by foot, bike, and public transport.

  • Local market value: Provides a breakdown of local housing stock and recent sales by type, along with average £/unit rates for each dwelling type in the area.

  • Local age & income: Highlights two key demographic indicators - average age and household income - to help gauge local market alignment.

  • Nearest substation: Shows the distance to the nearest substations by category), with links to each - a key infrastructure consideration.

What Insights are available where?

England

Yay! All insights are supported in England.

Wales

Most insights are supported in Wales, but some are not. These are:

  • Presumption in favour

  • Grey belt favourability

  • LPA approval rate

  • Connectivity score

  • Topography (both Slope and Aspect)

Scotland

Only a core set of insights are available in Scotland. These are:

  • Plot size

  • Property information

  • Flooding

  • Surface water flooding

  • Recent applications

  • Nearest substation

  • Nearby listed buildings

  • Protected land

Insights are shown only when data is relevant and/or available for the selected site's home nation. This ensures you only see insights that are relevant and supported.
